As a resident, you are invited to attend and participate in all of our social functions and use the many amenities available to residents. However, by moving into Apalachee Heritage you are responsible for abiding by the Covenants, ByLaws, Architectural Design Standards and other Rules & Regulations for the community. If your landlord failed to provide you with a copy of these documents you can download copies under the “Forms & Documents” page of this web site.

Whether you are a landlord or a tenant, please take a few moments to review the applicable controls, restrictions and related forms pertaining to leasing within Apalachee Heritage as set forth in the Second Amendment to our Covenants.
The Second Amendment to the Apalachee Heritage H.O.A.'s Declaration of Protective Covenants, Conditions, Restrictions and Easements was successfully passed and subsequently recorded with the Clerk of Superior Court, Gwinnett County on October 11, 2013.
Amendment 2 to Apalachee Heritage Covenants - (implements leasing restrictions and controls - places 15% cap and 2 year residency requirement)
PLEASE NOTE: There is a $500 fine for listing a property for lease or rent without first receiving an approved written leasing permit or the property being "Grandfathered".
"FOR RENT" or "FOR LEASE" signs are not allowed to be displayed within Apalachee Heritage by our protective covenants.
